Phase I Environmental Site Assessments (ESAs) are a critical screening tool performed prior to property acquisition or refinancing to protect the lender/purchaser or property owner from environmental liability.

ESAs typically consist of 5 components.

All Phase 1 ESAs are prepared in accordance with American Society for Testing and Materials (ASTM E1527-05) standards (unless otherwise specified) and can usually be completed within two weeks of authorization to proceed.
